Three collections, one address

Each residence type reflects a different rhythm — from compact studios for professionals who travel light, to three-bedroom penthouses for families who need room to breathe. Every layout has been tested with real furniture and real daylight simulations before a single wall was built.

What living here actually feels like

We stopped thinking in terms of amenity lists and started thinking about daily routines. Every shared space exists because residents asked for it — not because a brochure needed another bullet point.

24-hour concierge

Not a security desk with a clipboard. Our concierge team handles dry cleaning, restaurant reservations, parcel management and the small emergencies that happen at inconvenient hours. They know every resident by name.

Private cinema room

A twelve-seat screening room with Dolby Atmos sound, bookable by the hour. Ideal for weekend film marathons or hosting friends for a match without disturbing the neighbours.

Residents' library

A curated collection of over 800 volumes, refreshed quarterly. Deep armchairs, a working fireplace and a strict no-laptop policy make this the quietest room in the building.

Rooftop garden

Raised herb beds, mature olive trees and sheltered seating areas with views across the Liffey. A landscape architect maintains the planting year-round so it looks beautiful in every season, including Irish winters.

Wellness suite

A Finnish sauna, cold plunge pool and a treatment room where visiting therapists offer sports massage and physiotherapy sessions. The gym itself is compact but stocked with Technogym equipment and free weights — no rows of treadmills facing a wall.

Electric vehicle charging

Every parking bay comes pre-wired for EV charging at up to 22 kW. Billing is handled through the building app — no separate accounts or cards required.

Current availability

Updated weekly. Residences are released in small batches. If something here catches your eye, we recommend booking a viewing within the week — our average time-to-let is nine days.

Common questions

We believe transparency makes better neighbours. Here are the things prospective residents ask us most often.

Your rent covers all building service charges, concierge access, use of every shared amenity, building insurance and water rates. Electricity and broadband are billed separately through providers of your choice, though we have a pre-negotiated fibre deal with Siro that most residents use. There are no hidden management fees or surprise levies.
We offer twelve-month leases as standard, with the option to extend to twenty-four months at a fixed rate. For corporate relocations, we also provide flexible six-month agreements with a modest premium. Break clauses are available after the first six months on any standard lease, subject to sixty days' written notice.
Yes. We welcome cats and dogs under 25 kg with a refundable pet deposit of one month's rent. Larger breeds are considered on a case-by-case basis. The rooftop garden has a dedicated area for dogs, and we keep complimentary waste bags in every stairwell.
We do not hold open days. Every viewing is private and guided by a member of our team — usually lasting around forty-five minutes. You will see the specific unit you are interested in, plus the shared spaces. We can also arrange virtual tours via video call for overseas applicants. After viewing, applications are processed within three working days.
Underground parking is available for an additional €200 per month, with each bay pre-wired for EV charging. Bicycle storage is provided free of charge in a secure, access-controlled room on the ground floor, with space for over sixty bikes and a small repair station.

Let us show you around

We do not do hard sells. A viewing is simply a chance to walk through the space, ask questions and decide if it feels right. Most people know within ten minutes.
